Amazing Electricians Ltd have a team of Electricians offering reactive maintenance service specially for property agents in Coventry and Warwickshire this means we are always on the end of the phone and an average call out time of 1 hour to any emergencies. We carry out work from rewires to socket changes see below for some examples we carry out on a day to day basis:

Also, with every call out that we attend we offer free visual electrical check. This is mainly to let the agent/ landlord know if they have the minimum requirements in the property. For example you would be shocked at how many properties we go to that still don't have wired smoke alarms. 

Electrical Checks the Landlords are responsible for ensuring are safe

  • Landlord’s are required by law to ensure: That the electrical installation in a rented property is safe when tenants move in.
  • An EICR is an electrical inspection on the condition of an existing electrical installation.
  • All Circuits in Rented accommodation need to be RCD Protected by Law. (see landlord’s association.)
  • Landlord’s are required by law to install wired smoke alarms in their properties. (Appendix A in landlord’s association.)
  • Landlord’s of properties are required to install carbon monoxide alarms, 1 per Gas appliance, this can be Battery operated, we would advise a wired alarm due to upcoming change in Laws.
  • Bonding Gas and Water, Part of the EICR/Electrical test is often found not to be the right size.
  • Number of socket’s for modern day life is soon to be a legal requirement, minimum requirements per room:
  • Living Room 4 single sockets or 2 double sockets
  • Kitchen 6 single sockets or 3 double sockets
  • Bedrooms 2 single or 1 double socket
Failure to provide safely installed and maintained electrical appliances can lead to prosecution as it is a criminal offence. Possible penalties for failing to comply are as follows:
  • Your property insurance may be invalidated
  • A fine of £5,000 per item not complying
  • Six month’s imprisonment
  • The Tenant may also sue you for civil damages
  • Possible manslaughter charges in the event of deaths
